Vacancy rate of office premises still around 14 per cent in the Helsinki Metropolitan Area

According to Catella Property Oy, the vacancy rate of office premises in the Helsinki Metropolitan Area remained at the same level as in the previous six-month period. In July–December 2022, the vacancy rate of office premises was 13.9 per cent, which is more than one percentage point above the typical vacancy rates in the late 2010s. The vacancy rate of office space has increased in the Helsinki Metropolitan Area since June 2020. It is obvious that the COVID-19 pandemic has affected the demand for office space, but its impact on the vacancy rate has not been dramatic.

The vacancy rate of commercial premises decreased slightly compared to the first six months of 2022. The vacancy rate decreased from 3.0 per cent to 2.9 per cent. There have been no major changes in the vacancy rate of commercial premises in the Helsinki Metropolitan Area over the past few years. The vacancy rate of manufacturing and storage premises, which has been decreasing since the start of 2020, was 2.9 per cent in the second half of 2022.
